Rent and Deposits
- Yes, a security deposit equal to one month’s rent will be required at the signing of the lease agreement by all tenants. Should one tenant not be able to pay their portion, the other tenants in the house will be required to pay the deposit to secure the unit.
- We also collect last month’s rent at the signing of the lease agreement. Should paying Last month’s rent at the signing of the lease agreement be an issue, we offer a payment plan but do require Last Month’s Rent to be paid in full two months before your lease agreement begins.
We welcome pets to our units anytime if they have a signed lease agreement, a paid pet fee, and are not considered a dangerous breed. Our Non-Refundable Pet Fee is $1,000.00 and is nonnegotiable.
We have forty-five (45) days from the end of the lease agreement (July 25) to return security deposits to tenants through the mail or eChecks. We strive hard to make sure that our tenants receive their deposits back as quickly as possible. Charges such as cleaning, painting, and damage repairs are generally held from deposits, thus decreasing the amount of deposit returned to tenants.
Applications and Lease
Our online application process is easy. We do require every non-professional prospect to have a guarantor complete the guarantor application as well. Once both the tenant and guarantor have completed both applications, we will process the application for screening and unit selection.
Every tenant living at the unit must complete their own application and have their own guarantor complete their application. Applications are found on our website under the applying tab.
Our units have a guaranteed move in date of August 15. We do strive to move tenants earlier than August 15 but the move in date is not available until August 1 of the leasing year. Please plan accordingly.
- Needing to leave your unit early? We do allow tenants to sublease their room or unit to someone else, please reach out to us for requirements and instructions on how this process works.
- We do not assist in finding a tenant to take over your lease agreement and there is an administrative fee for handling this process.
Detailed move out instructions, including booking your exit walk through, are sent to tenants starting in April of each leasing year. This gives you all the tips and tricks on what is required of you to ensure a smooth move out process.
Maintenance
- Bridge Properties will cover maintenance and repairs unless the issue is due to tenant neglect or cause.
- Some examples of issues not covered under our maintenance and repairs:
- Clogged drains due to hygiene products or misuse of dishwashers
- Busted water lines due to neglect of preventive measures
